Aquatic Park Center, Phase III; Berkeley, CA
Phase II Phase III
Phase III of Aquatic Park Center is a 165,000 square foot mixed-use development. The focal point is a new three-story building at 700 Heinz St., which fronts on Aquatic Park. The anchor tenant currently is the State of California Department of Health Services.
An additional new two-story, 35,000 square foot office and R&D building was pre-leased by Xoma Corporation as an expansion of their laboratory quality control facilities and was subsequently taken over by Bayer Pharmaceuticals. A childcare facility catering to the Aquatic park Center tenants as well as the surrounding business community is housed in the third new building – a 10,000 square foot commercial structure.
Scher and his partners also rehabilitated two existing buildings as part of Phase III. The former headquarters of Durkee Famous Foods, a 25,000 square foot Art Deco building, was fully revitalized to house a consortium of artist live/work studio galleries as well as a first-class restaurant. Durkee’s former spice warehouse was renovated as a theatre and cultural center and became home to the Pacific Jewish Theatre.
