The Federal Express Van Station project is a 31,000 square foot facility sitting on two acres. Working with his development partner, Scher’s goal was to acquire the property and remediate soils contamination in an infill location of an old tannery property, to make way for a special-use van station for Federal Express. The occupancy date was crucial, necessitating obtaining timely governmental sign-off of hazardous materials remediation so that construction could begin. Scher and partners worked through the remediation process by managing various consultants and local government agencies on a daily basis. We then constructed the van station on budget and on time to meet a specified return–on-cost hurdle for Fed Ex and our investment. Scher subsequently sold his interest in the property after the lease had stabilized.
