Austin’s Cameron Business Park is an industrial flex development consisting of six buildings on 10 acres, totaling 117,338 square feet. At the time of acquisition, the existing industrial space totaled only 64,000 square feet, surrounded by an excess of undeveloped land. The property was poorly managed and underutilized before it was acquired by SIG. The asset needed to be repositioned in the marketplace and built out to make the best use of the surrounding undeveloped property. The Scher Investment Group’s team retenanted the existing buildings and designed and constructed two new buildings totaling 53,000 square feet. Upon completion of construction, we returned all equity to investors, while continuing to distribute excess cash flow well in excess of a 20% return on the investors original equity. Scher Investment Group currently owns and asset manages this asset with Hill Partners performing property management and leasing duties.
